Middelburg Cape guest farm                                                   
 

(CR574) 50 km North East of Middelburg in the Eastern Cape and it borders a large (10000 Ha) private game ranch.

 

R1 850 000  for 125 ha farm, guesthouse, outbuildings, river.

It is one of the few smaller and manageable Karoo farm left, and it would therefore be ideal for a hobby farmer, or people who like to get involved in eco and agri tourism. It lies against some 'koppies' and has wide vistas on the other site

Currently the farm has a 2 star grading and an AA Recommended Accommodation certificate.

The farm can be sold on its own with the ground, the house, fixed infrastructure like dams, diesel engines for pump and generator, windmills, fencing etc, 
It is 400 000  extra for the going concern, with the guest house goodwill (inclusive the website), some animals and implements and tools.

The typical Karoo style homestead was built in the early thirties:
2 lounges,5 bedrooms (1 en-suite and 1 separate bathroom and toilet), Kitchen, Scullery, Pantry, Laundry, Outside toilet.
Room details:1 lounge (5.2 x 4.9 meter) with fireplace.
Another lounge with bay windows (6.1 from middle window x 5 meter).
1 guest room (4.2 x 4.3 meter) en suite. It is a patio room thus not part of the inside house.

Electricity is generated by 8 x 100 watt solar panels converted to 220 Volt, backed up by a diesel generator.
The farmhouse has been partly professionally rewired. 
Water heating is done by Gas and Donkey (wood burner). These can be replaced by solar powered geysers.
There is currently a fixed telephone line, satellite TV and a satellite internet connection.

Water supply:
Water is stored for animals in one cement dam and 2 zinc dams. For human consumption 3 plastic water storage tanks are used: 5000 liters for the main house, 1000 liters for the guest room, and 5000 liters for the staff quarters. All of these are kept full by means of water being pumped (Windmill and/or a diesel pump) from two strong boreholes. Two smaller and one larger earth dams are used for flood irrigation. The one diesel pump is also set up to connect 8 large sprinklers for irrigating grazing fields. A stream (being fed by a large dam on a neighboring farm, which passes the house, delivering +/- 36000 liters an hour, keeps the three earth dams full. There is still a third old borehole which can be reinstated to compliment the current ample water supply.
Cultivated lands:
There is currently 6 Ha Lucerne and oats planted which is flood irrigated with the water of the larger earth dam.
Two smaller cultivated lands (+/- 1ha) are near the house and can either be flood irrigated or irrigated with sprinklers.
There is still 15 ha under development for cash crop plants such as potato's and corn, and permanent grazing for animals.
About 30 young pecan nut trees and 30 young apple trees should start producing during the next year or two and these trees are irrigated by one of the small earth dams.
There are a few grape vines, other fruit trees such as pear, cherry, figs, peach and apricot trees, prickly pears and a small vegetable garden is kept for the daily use of fresh vegetables, all under drip irrigation.
Camps:
There is +/- 40 ha bush river veld, with rocky hills, divided into two camps for the Boer goats, and several other camps (7 camps) for the horses, cows and dorper sheep. All the camps have access to water.

Feed lot:
There are 4 feed lot camps all with water and some with shelter, and a sorting pen and sickbay pen together with a loading ramp. These feedlot camps can house up to 400 - 600 small stock animals in total.
A large variety of natural game like Kudu, Steen buck, Mountain Reedbuck, Fallow Deer, Duiker, etc, are roaming free on the farm. As far as we have counted more then a hundred species of birds have visited the farm.
A large dam on a neighboring property will be stocked up with trout in the near future, and possible arrangements could be made with neighbors for extended walking trails.
For those who like to hunt, either for real or with a camera, there are ample opportunities to hunt on the farm or with arrangements on neighboring commercial, or private game hunting farms.
